Guuuuuuuuuuuuud afternoon Liberty Hill Texas neighbors! Wade Ashley here from Overwatch Real Estate Group with CB&A, Realtors based in Cedar Park. Quick intro, I retired from the Navy in March of 2024 after 20 years of service, most of it flying Super Hornets in the sky or controlling air strikes from the ground in Close Air Support environments, hence the name of the group. I moved to Liberty Hill to be close to my kids & start being a dad again and chose real estate as a second career because it provides that autonomy. The same determination & drive that I applied to my Navy career as a war fighter is the same dedication I am applying to my real estate profession in continued service to you. My desire is to ensure that when you decide to sell or buy here in the Liberty Hill real estate market, you do so with the most pertinent, detailed, information & education BEFORE you make that decision, and I have compiled data for the 78642 zip code, month by month, beginning in January 2015! So, let’s get started!
Where did I get my data from?

All of the historical home value data was collected from Texas Realtors, which compiles data from all of the various zip codes throughout Texas and their associated Multiple Listing Service (MLS) databases. One of my first questions was, “Why does the real estate market use median home price instead of mean (average)?” The reason is because the median doesn’t fluctuate as much as the mean due to extremes at either the high or low end of list & sale prices. Therefore, the median provides a more stable indicator. Maybe someday I’ll put that to the test because as we explore the Liberty Hill real estate market fluctuations, we’re going to see some pretty crazy swings from month to month. Now that we’ve thrown out some terms, let’s toss out some more with their definitions:
Median: The middle value in an ordered dataset, separating the higher half from the lower half. Put simply, if we have five numbers, the median is the one in the middle; absolutely no math required. Let’s say we have 10, 50, 100, 200, and 1,000; the median is 100 because that’s the middle number.
Mean: The average of a dataset. Take all the numbers, add them up, and divide them by how many numbers there are in the dataset. 10+50+100+200+1000=1,360; 1360/8=272; the mean is 272.
List Price: The last listed price at which the home received an offer and went under contract. MAY NOT reflect the actual closed price.
Close Price: The price at which the home was actually signed for & purchased.
List-to-Close ratio: The closed price divided by the listing price at which the home went under contract. DOES NOT consider the original listing price or previous price reductions prior to going under contract. Personally, I feel this should be changed to provide a more accurate ratio.
Resale Home: A home sold that had been previously deeded to at least one owner.
New Construction: A home sold from a new home builder to its first owner.
“Combined” figures: Any figure referenced that considers the value or price of both resale and new construction.
“Resale” figures: Figures that only consider transactions for the sale of existing, previously deeded homes.
“New” figures: Figures that only consider transactions for the sale of new construction homes.
Price/sq.ft.: The price considered, list or close, divided by the square footage of the home.
DOM: Days on Market
Months of Inventory: The number of months it would take to sell all the current active listings at the current sales pace assuming no new homes are added to the market. This is a very dynamic number.
